What Is The Medallion Series?
The Medallion Series is a result of years of research and study into the behavior of todays home buyers. Legacy has created 4 packages in the Medallion series that brings a simple process to home buying for you the consumer. Pick your plan, then pick your package. Within no time, you along with the help of your Legacy Sales consultant will have your final price for the plan and package that best fits you. Who has time to be optioned to death. Time is a precious commodity today and building with Legacy is easy, painless and quicker than having to think it all through on your own. The medallion Series packaging is not designed to make the decisions for you, but does help you make decisions based on popular trends and typical buying behaviors of todays homebuyer.
What Is The Bronze Package?
It is a well built affordable home package that places more emphasis on how the home is built and less emphasis on how many options are featured. The bronze package is the best value for the money. Basically a great house package that can be applied to almost any floor plan.
What is The Silver Package
It is an upgrade from the bronze. Taking the Bronze series and adding a few upgrades like the white doors and trim and brushed nickel hardware and a few kitchen options, makes this package a common frugal shoppers choice. This is the package that is similar to other competitors specs. The silver package is for the buyer wants quality but within a specific budget.
What Is The Gold Package?
It includes everything from the Silver package and then some. The Gold Series offers Brick, Ceramic tile, 9' ceilings on main level, 9' basement, 8/12 roof pitches and much more. The Gold package ramps up with options that pleases the buyer who places greater emphasis on exterior elevations and who believes in spending a bit more money on interior options that pleases themselves and their friends and family.
What is The Platinum Package?
The Platinum includes all that is in the Gold package and then some. The Platinum grabs a whole new class of buyers. More than likely the Platinum buyer will not be selecting a standard plan but will be customizing or even creating a plan from scratch. This package comes standard with Anderson 400 series windows, Granite kitchen counter tops, a generous allowance of brick and other high end exterior options. With upgraded floor covering, paint and crown molding accents throughout, the Platinum package will be a great venue for customers who plan to build a custom stick built home and instead discover the quality, value, energy efficiency and striking appearances of the Legacy Platinum package.
Construction
How Long Will it Take?
Once you have decided on which home you wish to build and have made your deposit and signed your purchase agreement, the process begins. Your home will be delivered to your site within 60 days after you place your order. In that time, building permits are being purchased, site preparations are being made and foundation is constructed. After the home is placed on the foundation, the home will be ready for move-in in approximatly 45 days.
What Standards Do Your Modular Homes Built To?
Our offsite constructed structures are all built to comply with nationally accepted building codes such as BOCA, CABO and the national electric code as well as various state codes. Our homes are inspected for plumbing and electrical by the Illinois Department of Public Health as well as a licensed certified third party inspection company. Additionally, our factory's own quality control department insures that the structure meets the highest quality standards before it ever leaves the factory.
How Much Exposure To Weather Do Modular Homes Get Compared To Stick Built?
While there are other builders that use similar name brand materials used by Legacy Built Homes, the major difference is that materials used by Legacy Built Homes will never be exposed to foul weather. While typical building practices require that all of the building materials be out on the job site exposed to whatever conditions exist, our materials are kept stored in the factory, clean and dry.

Do Banks Treat Modular Homes Differently Than Stick Built?
No. Banks, appraisers and insurance companies will treat modular homes the same way they do a site built home. A construction loan to make payouts as construction of the home progresses precedes your long-term mortgage.
How Do The Prices Compare To Stick Built?
Costs are usually comparable or somewhat less than a site built home. Bulk material purchases and factory assembly contribute to the savings.

Why Is It Located In Goodfield?
We have located in Goodfield because we wanted to be accesible to Bloomington and Peoria at the same time. You can get here in about 20 minutes from either city.
Do You Plan To Put Up Other Models?
We have future plans to bring in a few more models to show off what Legacy can do for you. We'll keep you posted on this website as things develop.
When Is The Model Center Open For Tours?
We are open for tours 9am-5pm, Monday through Saturday and by appointment only on Sundays and Evenings. There is always a sales consultant here ready and willing to answer all of your questions without any pressure to buy.

Why Should I Choose A Modular / Off site built Home Over a Stick Built?

Will I Be Able To Tell My House Was Not Stick Built From The Street?
No. Once your Legacy Built Home is completed on the site it is virtually impossible to tell it was not stick built on the site. The range of styles, design customization and amenities are endless. Legacy Built Homes creative construction team places great priority on style and design.
How Does A Modular Home Differ From A Mobile, Or Manufactured Home?
While both types of homes are factory built, there are many differences. Manufactured homes are built to HUD code, the national code for the mobile home industry, and modular homes are built to IRC code, the code for stick-built homes. Manufactured homes are built on a steel frame whereas modular homes are built with an all wood floor that rests directly on the foundation wall and sill plate just like a conventional stick built (site built)home. Modular homes must be constructed to conform to multiple state and local codes, making the product considerably stronger than a manufactured home. You will also see many differences in windows, plumbing, heating options, etc. A true modular home is a stick built home built in the factory and placed on carriers for transport to job site destination. Legacy has taken the stick built process, evaluated, chewed on the meat and has methodically chosen to spit out the bones. Legacy is sticking building homes in the factory in such a way (in modules) that the IRC Code 2003 built home can be transported down the highway to your foundation. A Legacy Built Home is not a manufactured home, but is one of the best built modular home products that you will find in the United States.
What Is A Modular Home?
Modular homes are built to IRC 2003 code, the code for stick built homes, and must adhere to all national, state and local building codes. Modular homes are stick built in large sections in an indoor facility and the sections are lifted onto a permanent foundation with a crane. The fact that they are built in a factory makes them energy efficient, strong and secure. Building materials are never subjected to the weather and constructed using jigs to ensure exact dimensional and assembly control.
Do you offer a warranty?
Resale homes simply do not come with a comprehensive warranty. If something goes wrong, you have do deal with it, there and then, no matter what it costs. Buying a new Legacy built home, on the other hand, offers peace of mind. We stand behind our work with an after-sales service program and a quality 1-year builders warranty. Every new home has an adjustment period after being constructed. Therefore, we desire to come back to your home before 1 year has passed and provide a warranty inspection. It is best to allow your home to experience the changes of seasons before returning to re-caulk around various areas in your new home. This gives all of us the chance to see how your home will respond to the different weather conditions and enables us as your builder to put the finishing touches on your home as if it were our own.
Can I build on a basement?
Yes. Most of our customers chose to build on basements. Many of them upgrade to a 9' basement instead of the 8' basement.
Do you have other styles of homes other than just ranches?
We have many styles to choose from. Our Cape Cod style homes can come unfinished or finished upstairs. Our various 2 story plans and modern or rustic vacation home plans are on the cutting edge of relevant, comfortable modern day living.
Can My Home Be ADA Compliant?
Legacy is very aware of the needs of someone who is looking for ADA compliance. This ADA friendly buyer is looking for 3' doors, everything on the main level for wheelchair accessibility, roll in shower, sloped sidewalks to porch, tapered garage floor entry from garage, altered heights on light switches and toilets etc. Legacy will specifically cater to the home to you and meet a need that is constantly ignored or mis-understood. Frankly most of the senior citizen crowd are wisely looking toward the future when they might need ADA compliance. Ask a sales consultant for our ADA friendly floor plans and packaging.
Can You Build My Plan?
Absolutely! We are custom builders, allowing us to take your ideas and design a home suitable for you & your families needs. Once you come in and give us your idea, we can take it step further and have our factory draw up official plans. This will give you the best idea of what we can provide.
Can I modify your plan?
It's easy to get exactly what you want. With hundreds of floor plans to choose from there is no better standard selection anywhere. With great designs and exciting features in every style and price range you are able to work with your Legacy sales consultant to select the features and customized finishing touches that you want.
You can modify our floor plans with certain exceptions and revisions. Interior or exterior design changes are often made. Our homes offer complete flexibility. Most of our customers chose to build on basements. Many are choosing to upgrade to a 9' basement instead of the 8' basement.
The encore series is less flexible than the elite series. If you are wanting to move in within 90 days, changing your plan can slow your completion time down due to state approval of your custom plan. We can custom build your house to your style of living and will still have it completed quicker than a site built home.
The Home Building Process
12. Your House Arrives
The day before the house arrives on your site, the second payment is due. Your Legacy Built Home will then be set the following day and your new home will be ready for the finishing touches, such as the floor covering, site built garage, sidewalks, driveway, heating and air conditioning, electrical and plumbing connections, siding, shutters and custom interior painting. All of which are included in the base price.
14. Warranty Work And One Year Check Up
Every new home has an adjustment period after being constructed. Therefore, we desire to come back to your home before one year has passed and provide a warranty inspection. It is best to allow your home to experience the changes of seasons before returning to re-caulk around various areas in your new home. This give all of us the chance to see how your home will respond to the different weather conditions and enables us as your builder to put the finishing touches on your home as if it were our own.
13. Final Punch-List Completion And Payment
Once you have walked through the house with your Legacy project manager and our winning team has completed the final punch list, we then receive your final payment and we hand you the keys to your new Legacy Built Home. The customer service does not end there.
10. Meet Your Project Manager At Your Lot
After your "confirm plan" meeting, your project manager will meet you at your lot to stake out your house and confirm the exact placement of your Legacy Built Home. Your required set backs, easements etc. will determine where the house will be placed on your property.
11. Building Permits Are Acquired
Your Legacy Built Homes project manager must acquire all building permits before your foundation is excavated. All of the permit costs are built into your turnkey price worksheet that your sales consultant and yourself calculated. Keep in mind there is a waiting period, where you may feel as though nothing is happening. This 3 to 4 week time span, from the time you stake out your home on your lot with your project manager to the day you actually break ground can seem like an eternity. Hang in there. Because the show is about to begin.
2. Loan Approval
Speak to one of our affiliate lenders to acquire your confidential mortgage loan approval amount. Without knowing the banks pre-approval amount for your loan, you may be wasting your time focusing on the wrong house. Once you are pre-approved, you then have a track that you and our Legacy Built Homes sales consultant can run on. We are associated with a variety of banks and lenders, which provide a multitude of programs and options. You will never know until you take the first step by speaking to one of our model home consultants for a referral to one of our choice lenders. (Be sure and allow for bank delays)
3. Your lot or ours?
Acquire land or purchase one of our lots. Depending on availability, we may have a subdivision lot available for your family. If you cannot find the land that you are looking for, our land database is updated periodically and is a great source for you to find help in locating the lot that you are looking for. Our Model Home consultant will then go to the building site of your choice and perform a site check in preparation for your new home.
5. Personalize
Pick out your interior and exterior design features and elevation options right there at our legacy design center. It is the one stop shop for home shopping. We listen to your needs and wants, and desire for you to be pleased with your personal touches that you put into your home. At our Model Home Center, we do not hide the costs but make it very easy for you to plan your new home by listing our base turn key price for each floor plan.
6. Price
Our "no-haggle" Medallion Series price approach has already been carefully calculated to give you a competitive price break for the value without having to waste your time trying to find out the bottom dollar. You will be able to easily arrive at your bottom line price from one of our trained Consultants. Unlike stick building your home where the price is very ambiguous and dreadfully anticipated, we can provide a final number on your house before you even put down your deposit. Our base price includes a nice variety of items that other builders consider as upgrades.
7. Financing Secured
Speak to your selected lenders to confirm mortgage approval once again and acquire your mortgage loan commitment letter. Your commitment letter from the bank provides clear documentation and peace of mind for you the client and for Legacy Built Homes. Your Legacy sales consultant can assist you in communicating with your lender at times by answering clarifying questions and confirming what is needed to transact your new home purchase. (Be sure and allow time for bank delays)
9. "Confirm Plan" Meeting
Approximately two weeks after your deposit has been made you will be contacted by your sales consultant to attend the meeting where you will meet your project manager. In this meeting you will sign off on your house plan in order for us to give the green light to our factory to order the materials for your home and get it on the schedule. This meeting is your last opportunity to change anything on the factory built portion of your legacy built home.

8. Contract and deposit
Upon ordering your new Legacy Built Home, we review the final floor plan and contract with you and then you make your initial deposit. Your second payment is due prior to setting the home and your final payment is due upon move in.
4. Choose a design.
With over a hundred standard floor plans to choose from, seldom does one not find a standard plan to fit his or her specific needs. If you cannot find one of our stock plans to fit your needs, bring us your idea. Our professional design team using (CAD) computer aided design have often taken custom plans and adapted them, ready to be incorporated into our factory systems built technology.
